Boldmere Place provides the perfect backdrop: beautiful, spacious, privately-owned apartments offering comfort and privacy, with a range of amenities and well-designed features offering ease and peace of mind - such as an onsite bistro so you don’t have to cook, 24-hour telecare and a 9 to 5 concierge service, Monday to Friday.

Affordable Living

One-bedroom apartments start from just £200,000. Then, for simplicity and certainty, residents pay just one monthly service charge fee. This means you know where you stand financially, with no unwelcome surprises or extra costs to factor in. Apartments are purchased on a 250 year leasehold basis and the monthly service charge is calculated on the size of the property.

Retirement Living

1What is the difference between sheltered housing and retirement living?
None. These two terms are often used interchangeably for housing reserved for older people, able to live independently in their own homes, albeit within a secured community and with a little bit of extra help if needed.
2Can anyone live at Boldmere Place?
No, Boldmere Place is reserved for those aged 60+ and, in the case of couples, at least one householder must be at least 60.
3Do you offer personal care packages?
Yes, personal care support can be provided, at extra cost, by our award-winning sister company MACC Care for those with some degree of personal care needs, that is those able to live independently given a little regular help. Boldmere Place, however, is not a care home and is not a suitable environment for those requiring residential care, nor is it a suitable environment for those with significant dementia care needs as the apartments are not secure units.

Buying an Apartment

1What is 'buying off-plan'?
Buying 'off-plan' means committing to buy a property before it's finished being built and it has lots of advantages: you get the pick of all available apartments and can have a say on the fixtures and fittings, making your own choice from the wide array of standard and upgrade options offered for a truly personalised home.
2What is the Easy Mover package?
Simply reserve the apartment of your choice and we will give you eight weeks & help you sell your current home through our expert agents, Connells, and partially cover their fees of up to £2,000. We call this the Easy Mover package.
3How much is the reservation fee?
£1,000 secures your chosen apartment.
4Is my reservation time-limited?
Yes. If you utilise our Easy Mover package we give you eight weeks to find a buyer. Once sold and you have a full chain, to protect all, we aim at exchange within 28 days of a reservation for those who have sold their current homes either independently or through our Easy Mover Package
5Under what circumstances would you refund my reservation fee?
We can offer a partial refund of 50 per cent of your reservation fee if you change your mind for any reason after a sale is agreed on your property, before exchange, unless you are an Easy Mover customer where you would be entitled to a full refund if Connells fails to find a buyer for your current property within 8 weeks and you no longer wish to proceed.
6Is shared ownership an option with MACC Retirement?
No. Buyers must purchase 100%.
7Do you rent any apartments out?
No. All apartments will be owner-occupied.
8Can I rent my apartment out?
No. All apartments will be owner-occupied.
9Could my family buy an apartment for me?
Yes. Providing the proposed main resident, you, meet current admission criteria.
10What happens when I want to sell my apartment?
You are free to use any agent you wish to assist you in the sale of your property, you may sell it yourself or we can assist you with the property sale for a fee of 2 per cent of the sale price, bearing in mind we may often have waiting lists of ready buyers.
11Do you charge an event or exit fee when I sell?
No. Unlike many retirement living providers we don't penalise you or your estate and beneficiaries by charging a percentage of the sale price of your apartment as an event or exit fee.

Boldmere Place

1When will my apartment be ready?
Please refer to sales team for the most up to date estimated completion dates as this date is consistently being brought forward. The latest anticipated build completion date is March / April 2021.
2Will there still be building work going on after I move in?
No, none other than minor teething problems if any, as occupancy will only begin once all communal areas are completed.
3Do you allow pets?
Yes, subject to a suitability assessment by the management company.
4Is there car parking?
Yes, a designated space, each with its own electric charging point in a secure, underground car park, comes with each apartment. There is also a few barrier-controlled guest parking.
5Do I need a car to live at Boldmere Place?
No, local taxis can be arranged by the concierge and the development is only a short walk from local services which are also well-served by regular public transport.
6Is there anywhere to keep my electric scooter?
Yes, they can be kept in the secure parking area which has lift access to the main building.
7Is there an on-site restaurant?
There will be a bistro operating daily which is shared with the local community offering fresh, tasty food daily, on a pay-as-you-go basis. The bistro is directly accessible from the Boldmere Place building through secured, controlled doors.
8Is there a guest suite?
Yes, there is one Guest Suite, with an en-suite, on the second floor, which can be booked via the concierge for a a small subsidised fee. Nevertheless it is worth mentioning that friends or family are free to stay in your apartment with you, for as long as you like, as it is your own home.
9Can I have family or friends to stay in my own apartment and for how long?
Yes, it is your own home, and they may stay as long as you wish.
10Can I make alterations to my home?
Non-structural alterations can be made with the permission of the landlord, however, structural alterations cannot be made.
11Can I smoke in my own apartment?
Yes, but not in any communal areas, inside or out.

Service Charge

1Why do I have to pay a service charge?
There are many different costs involved with running and maintaining a building with shared facilities and services as safe, secure and luxurious as those offered at Boldmere Place so that's why all residents contribute to the upkeep of their environment through a service charge fee. But when these costs are divided among a number of people they become surprisingly affordable and service charge costs start from as little as £7.50 per day, per apartment, and in many cases work out as less expensive than living a comparable lifestyle independently.
2What does my service charge pay for?
A full breakdown is available from the management company and our agents Connells but they include:
  • Concierge services, 9am to 5pm daily for security and support
  • Telecare around the clock so residents are safe 24/7, with help available at the touch of a button
  • Maintenance of and utilities to all communal areas inside and out including cleaning, heating and repairs
  • Maintenance of safety and security features such as intruder alarms, door entry systems, cameras, sprinklers and other fire protection, regular water safety testing
  • Water rates
  • Sewerage rates
  • Buildings insurance
  • 3How often do I pay my service charge?
    For simplicity and certainty, residents pay just one monthly service charge, in advance.
    4How much profit does MACC Retirement make money out of my service charge?
    None, the service charge is set up in the residents' interests and run by a management company on a not-for-profit basis - your costs are the same as our costs, we simply recharge them with no margin. Detailed budgets are available to residents for total transparency.
    5How is my service charge calculated?
    Service charges are calculated based on the usable floor areas of each apartment.
    6Will my service charge change?
    The service charge will only vary to reflect the costs associated with upkeep and maintenance of the development and therefore will likely rise in line with the Retail Price Index. The budget will be reviewed on an annual basis and we will give a months' notice of any change in the amount payable.
    7Does my service charge include council tax?
    No. Talk to Connells for details of council tax bandings on the apartment you are interested in.
    8Do I pay ground rent as well?
    Yes but it is small at just £250 per year.
    9How long is the lease?
    The lease is 250 years.

    COVID-19

    1What measures have been put in place to protect me from Covid-19?

    When you view

    Connells, our appointed agent, is offering private viewings by prior appointment only. Your visit will be non-contact and staff will observe social distancing best practice in line with government guidelines whilst showing you around and answering your questions. Connells have taken every care to plan a sales suite at Boldmere Place in line with Covid-19 current best practice and will be using PPE for both its staff and customers as well as providing hand sanitizer at regular touchpoints.

    As the COVID-19 situation evolves, we're continuously revising our processes, going beyond the government guidelines to protect everyone in our communities. While our homeowners will live independently, we are able to provide them with significantly higher levels of help, support and guidance than if they lived alone.
